ANTI-GRAFFITI PROTECTION
Stop Paying to Paint Over the Same Tag Twice
Graffiti is a cost most property owners in Melbourne carry on their own. Knox City Council says residents and business owners must remove graffiti from their own property. Maroondah puts fences and walls along the rail corridor on the private owner too.
Maroondah City Council, which covers Croydon, gives two pieces of advice that shape how we work. Apply an anti-graffiti coating where you can. And remove graffiti fast, because it cleans off easier and your property is less likely to be hit again.
We apply anti-graffiti coatings in Melbourne from our base in Croydon. A clear protective layer goes over your paint, render or brick. When a tag appears, it can be cleaned off instead of painted over. We’ll talk you through which surfaces need it most and what suits your site.
That matters more than it sounds. Painting over tags means colour matching, patchy walls and a building that looks tired between repaints. On a shopfront, warehouse wall or school fence, that look costs you more than paint.
Babak brings 27 years in the painting trade and a Cert III in Painting and Decorating to every job. He’s on site from surface prep to final coat, so the coating goes onto a wall that’s ready for it.
SOUND FAMILIAR?
Why Graffiti Keeps Costing You Time and Money
Most owners don’t call a painter after the first tag. They call after the fourth.
"Back again on the same wall"
We cleaned it off, and within weeks there was a new tag in the same spot
"A coating that changes the look"
We want protection, not a shiny plastic finish on our render.
"A wall of mismatched patches"
Every paint-out is a slightly different colour, and now the wall looks worse than the tag did.
"Protection that washes away"
Why pay for a coating if it has to be redone after every clean?
"Cleaning that damages the surface"
The pressure washer took the graffiti off, and some of the brick with it.
THE FIX
A Coat That Lets You Clean, Not Repaint
An anti-graffiti coating changes what happens after the next tag. Instead of buying paint and booking another repaint, you clean the mark off. We prep the surface properly first, so the coating bonds well and the wall underneath looks even.
- Clean off, don't cover up. Tags come off the coated surface, so you stop adding patch after patch.
- One even colour. We fix up and repaint tired or patchy walls before coating, so you start from a clean, matched finish.
- Gentler on your building. Coated walls clean up without the hard blasting that can scar brick and render.
- A finish that suits the wall. Clear and low-sheen options mean your render, brick or paint still looks like itself.
- The right type for your site. Some coatings come off with each clean and need reapplying. Others are built to last through many cleans. We'll explain which suits your wall and how often it's hit.

WHAT'S INCLUDED
How We Apply Anti-Graffiti Coatings
A coating only works if it suits the surface and goes onto a wall that’s ready for it. That’s where most of our time goes. Here’s what the job covers, from the first look to handover.
What we coat
- Rendered and painted walls. Shopfronts, side walls and the laneway walls that get hit most.
- Face brick and block. Matched with a coating suited to porous masonry, so the look stays natural.
- Fences, roller doors and service doors. The flat, street-facing surfaces taggers tend to go for.
- Prep and repaint first. Existing tags are cleaned off or painted out, and damaged spots are repaired. If the wall needs a fresh colour before coating, we do that as part of our Commercial Painting work, so you get one even finish under the coat.
- Fitting around your site. Schools, childcare centres and shops can't always close for the day. Coating work can be planned around your hours, the same way we schedule Day Care Centre Painting around a centre that's still running.

6
Handover
We show you how to clean future tags off without harming the coating
Local considerations.Melbourne’s summer sun is hard on exterior coatings, and UV exposure can change how well graffiti cleans off over time. We weigh that up on sunny north and west walls when choosing a product. Cool, damp winters slow drying too, so we book coating work around the weather. And in Maroondah, fences and walls backing onto the rail corridor are the owner’s job to keep clean.
📝 Free job quotes. Every anti-graffiti job starts with a free, written quote. We walk the site, check each surface and price the prep, repaint and coating as separate lines. You’ll see exactly which walls are covered and what’s included before you decide.
WHY ABM
Painters First, Which Is What a Good Coating Needs
A coating is only as good as the wall under it, and that’s a painter’s job.
👤
Trade-qualified, 27 years in the trade
Babak holds a Certificate III in Painting and Decorating and has 27 years on the tools. Reading a surface and prepping it right is the skill this work rests on.
🛡
The owner makes the calls on site
Babak is on the job himself, not handing it to a subcontractor. He checks each surface and picks the coating type, so the decision sits with the person doing the work.
📍
Close to home in Croydon
We’re based in Croydon, with Ringwood, Bayswater and Lilydale all nearby. A local painter is easy to get back out when another wall needs coating.
🔨
Repairs, repaint and coating in one booking
Cracked render, a damaged fence panel or a tired wall gets fixed before the coating goes on. One contact handles the maintenance, the painting and the protection.
✓
Insured for commercial sites
We carry $10 million public liability cover, and it can be increased for larger projects. That matters for strata committees, schools and landlords signing off on work.
HOW WE WORK ON SITE
Coating Work That Doesn't Shut You Down
Your customers still need a way in. We work in staged sections, after hours or on weekends, so shoppers, students or tenants can come and go. For schools and childcare centres, holiday shutdowns are often the easiest window.
Coatings belong on the wall, not on your glass. Windows, signage, footpaths and garden beds are masked before prep starts. When we pack down each day, your entrance is clear and swept.
Some surfaces aren’t worth coating. If a wall won’t hold a coating well, or a repaint makes more sense, we’ll say so before you spend anything. Your written quote lists each wall, and that’s the job we do.
You deal with Babak from start to finish. The person who walks your site and quotes the job is the one applying the coating. Questions get answered on the spot, not passed down a chain.

AGED CARE PAINTING FAQS
What Owners Ask About Anti-Graffiti Coatings
Does an anti-graffiti coating stop graffiti?
No, it won’t stop someone tagging your wall, but it makes the tag much easier to remove. The coating forms a barrier, so spray paint and markers sit on top instead of soaking in. That means you clean the mark off rather than repainting.
Will the coating change how my wall looks?
It can, which is why we match the coating to the surface. Some permanent coatings dry with a gloss that can make render or brick look shiny. Clear, low-sheen and matt options keep the look much closer to the original finish.
What's the difference between sacrificial and permanent coatings?
A sacrificial coating comes off with the graffiti, so it needs reapplying after each clean. A permanent coating stays on through many cleans, although heavy or repeated cleaning will wear it down over time. Which one suits you depends on the surface and how often it gets hit.
Can you coat brick, render and older buildings?
Yes, most brick, render, concrete and painted surfaces can be coated with the right product. Older or heritage surfaces need more care, as some permanent coatings aren’t suited to soft stone like sandstone. We check each surface before recommending anything.
Who is responsible for graffiti on my property around Croydon?
In most cases, it’s the property owner. Knox City Council requires owners and occupiers to remove graffiti from their own property. Maroondah puts fences and walls along the rail corridor on the owner, and offers free removal kits for residents and businesses.
