HOTEL & ACCOMMODATION PAINTING
A Painter Who Plans Around Your Guests
Hotels, motels and serviced apartments never really close. Guests check in and out every day, and a room out of action is a room not earning. That is why hotel painting in Melbourne needs a different plan from a standard repaint.
We are ABM Painting & Maintenance, a trade-qualified painting team based in Croydon. Our local patch runs from Ringwood and Mooroolbark out to Lilydale, the gateway to the Yarra Valley and Dandenong Ranges. That corner of Melbourne draws weekend visitors, and the places they stay take steady wear.
Scuffed corridors, chipped door frames and tired exteriors are often the first things a guest sees. Dated colours in a lobby can also make a well-run property feel older than it is. Melbourne’s hot summers and strong UV are hard on outside paint. Cool, damp winters test bathrooms, eaves and window frames.
The real challenge is fixing all of this without upsetting guests or losing bookings. We plan hotel and accommodation painting in zones that suit your occupancy, with after-hours and weekend work available. We handle maintenance too, so small fixes like patched plaster and filled cracks happen in the same visit. The aim: your property keeps trading, and you deal with one owner-run team from quote to clean-up.
SOUND FAMILIAR?
What Hotel Operators Worry About Before a Repaint
Most owners and managers put off painting for the same few reasons.
"Rooms off the market."
Every room closed for painting is a room I can't sell that night.
"Scuffs guests notice first."
Luggage marks and chipped paint make the whole place look tired in reviews
"Noisy mornings, unhappy guests."
I can't have guests woken by sanding and scraping, then writing about it online.
"Chasing the contractor"
I've got a property to run. I can't spend my day babysitting the painters.
"That fresh-paint smell."
Guests smell paint the moment they walk in, and it doesn't feel like a clean room
HOW WE HELP
A Repaint That Works Around Your Bookings
You shouldn’t have to choose between a fresh look and a full house. We plan your repaint around occupancy, check-in times and your busy seasons. You get a clear schedule up front and an update as each zone is finished.
- Most rooms stay on sale. We work in small zones, a few rooms or one floor at a time. The rest of your property keeps trading as normal.
- Quiet when it matters. Noisy prep like sanding and scraping is booked for times you choose. Lobbies and corridors can be done after hours or on weekends.
- Rooms that smell clean again. We choose products and ventilation to suit an occupied building. Painted rooms get time to air out before guests check in.
- Finishes that handle the traffic. Proper prep and hard-wearing, washable finishes go on corridors, doors and frames. Luggage marks clean up more easily instead of building up.
- One person to deal with. Babak, our owner, is on site from prep to final coat. You get daily clean-up and a written quote with no surprises.
Tell us about your property and we’ll plan a repaint around your bookings.
WHAT'S INCLUDED
Hotel & Accommodation Painting, Inside and Out
Hotels, motels and serviced apartments are one part of our Commercial Painting service. The trade skills are the same, but the job is planned around guests, staff and bookings. We cover every painted surface a guest sees or touches.
What We Paint
- Guest rooms and suites. Walls, ceilings, doors and trims, done a few rooms at a time.
- Corridors and stairwells. High-traffic walls and door frames that take the most luggage knocks.
- Lobbies and reception. The first space guests see, planned for quiet hours.
- Exteriors. Walls, eaves, fascias, balcony rails and entry areas, prepped for sun and rain.
How it works
1
Walk-through
We walk the property with you and note worn areas, damp spots and problem surfaces.
2
Staged plan and written quote
We map out zones, times and which rooms stay open. You get it all in writing.
3
Protect and prep
Furniture, beds and carpets are covered. Surfaces are filled, sanded and masked before any paint goes on.
4
Paint zone by zone
Guest rooms follow your booking gaps. Public areas can be done after hours or on weekends. It's the same staged approach we use for School & Education Painting around live sites.
5
Clean up daily
Each zone is tidied at the end of every shift and handed back ready for guests.
6
Final walk-through
We check every area with you and fix any touch-ups before we sign off.
Local considerations. Melbourne’s hot summers and strong UV fade and chalk exterior paint, especially on north and west walls. Cool, damp winters test bathroom ceilings, eaves and window frames. If most of your guests are weekend visitors, weekdays may give us more room to work inside.
Why ABM
What Sets Our Team Apart on Accommodation Work
Here’s what you get with a Croydon-based, owner-run team on your next repaint.
👤
27 years on the tools
Babak has been painting since 2000, and he still runs every job himself. You get that experience on site, not just at the quoting stage.
🛡
Used to working around live sites
We have painted around operating childcare centres, schools and hospitals, including long weekends and Christmas shutdowns. That same scheduling discipline carries straight across to a hotel or motel.
📍
Trade-qualified and properly insured
We hold a Certificate III in Painting and Decorating and carry $10 million public liability cover. That cover can be increased for larger properties.
🔨
Painting and maintenance in one call
We fix the small things too, like cracked plaster and damaged trims. You don’t need to book a second trade to get rooms guest-ready.
✓
Written quotes with no surprises
Every job starts with a free written quote that spells out the zones, surfaces and staging. What we quote is what we plan to deliver.
HOW WE WORK ON YOUR SITE
Respect for Your Guests, Staff and Property
For the night, a hotel room is a guest’s home, and we treat it that way. Our team works quietly, keeps to the times we’ve agreed and stays out of guests’ way. Babak runs the site himself, so the standard holds even when you’re flat out at reception.
We check in daily with your front desk or housekeeping, so staff know which rooms are out. Work areas are closed off and signed, and ladders, tins and drop sheets stay clear of guest paths. Tools are stored in one spot you choose, never left in a corridor overnight. Furniture, fittings and bedding go back where we found them before we hand a room over.
We’re based in Croydon, a short drive from Mooroolbark, Ringwood and Lilydale. If a touch-up is needed after handover, we’re close enough to come back and sort it.

Common Questions
Hotel & Accommodation Painting FAQs
Can you paint our hotel while it stays open?
Yes, we plan the work in zones so the rest of your property keeps trading. We work a few rooms or one floor at a time, around your bookings. Lobbies and corridors can be scheduled for quieter hours.
How soon can guests use a room after it's painted?
Once the paint is dry and the smell has cleared, which depends on the product and airflow. We build airing time into the schedule, so rooms aren’t handed back too early. Your staff will know which rooms are ready before check-in.
How often should hotel rooms and corridors be repainted?
Corridors and other busy areas usually need repainting more often than guest rooms. They take the most knocks from luggage, trolleys and cleaning. We can walk your property and tell you which areas need attention now and which can wait.
Do you work after hours or on weekends?
Yes, after-hours and weekend work is available for commercial properties. It suits lobbies, corridors and entry areas that are busy during the day. We’ll agree the times with you before any work starts.
Can you do touch-ups between full repaints?
Yes, and we handle small repairs like cracked plaster and damaged trims at the same time. Regular touch-ups keep a property looking cared for and can hold off a full repaint for longer. It’s also a simple way to see how we work before a bigger job.
