Local considerations. New homes around here come two ways. The Kinley estate at Lilydale is putting up homes on the old Cave Hill quarry site, open ground with no established trees, so north and west walls cop full summer UV from the first day. Closer in through Croydon, Kilsyth and Mooroolbark, most new builds are knockdown-rebuilds, infill blocks and townhouses on established streets. Those bring mature trees, tight side access and neighbours a few metres away. Cool damp winters slow exterior drying either way, so we plan the outside work around the weather rather than pushing through it.

HOW WE WORK
What it is like having us in your new home
A new build is spotless when you get the keys, and it should stay that way. Before any prep starts, new flooring, benchtops, tapware and window frames get covered and taped. Plaster dust and sanding dust get vacuumed and wiped, not brushed into the corners.
We work to your access rules. If the builder still has trades on site or the home is under a defects period, we fit around that rather than cutting across it. If you have already moved in, we work room by room so you keep somewhere to sleep and somewhere to cook.
You will know who is in your home each day. Babak works from Croydon, so he is nearby if something needs a second look after the job is done. At the end of each day, gear is packed away, offcuts and masking go with us, and the space is left liveable.
Nothing gets signed off until you have walked it in daylight and said you are happy.

How soon can we paint a brand new home?
It depends on how dry the plaster and framing are, so we check the surfaces before quoting. New builds hold a lot of moisture, and painting over damp plaster can cause patchy colour or peeling later. Some owners paint straight away in their chosen colours, others wait until the home has been through a season and any settling cracks have shown up. We will tell you honestly what your walls are ready for.
Should we paint before or after we move in?
Painting before the furniture arrives is usually the cleaner run. Empty rooms mean no shifting, no covering furniture and no working around your life. If you have already moved in, we work room by room so the house stays liveable.
Is the builder's paint job good enough to leave?
Sometimes, though it is often thinner than owners expect. Many builders specify only two coats on new plasterboard with no sealer underneath, which is below the Australian Standard for new unsealed surfaces. That shows up as blotchy walls, poor washability and touch-ups that never blend. We will look at yours and tell you what it actually needs.
Do you handle exteriors on new builds too?
Yes, we coat render, weatherboard, eaves, fascia and garage doors. New estates around Lilydale and Mooroolbark sit exposed while the landscaping is young, so the exterior system matters more than it does on a shaded older block.
Can you fix the paint defects after handover?
Yes, we patch and repaint nail pops, hairline cracks and move-in scuffs. Timber shrinks and plaster keeps curing through a new home’s first year, so small defects are normal. Since we handle painting and general maintenance, the other small fix-ups can go on the same job.
