COMMERCIAL PAINTING FOR AGED CARE
Painting a Home That Never Closes
An aged care facility is a workplace, but it’s also someone’s home. Residents live there every day and night, and care can’t stop while the painters are in. We plan every job around that from the first site walk.
We’re ABM Painting & Maintenance, trade-qualified painters based in Croydon. For 27 years we’ve painted across Melbourne’s east, from Ringwood and Lilydale to Mooroolbark and Bayswater. Our aged care facility painting in Melbourne brings that trade experience to sites where calm matters more than speed.
In aged care, paint does more than cover tired walls. More than half of all residents in residential aged care live with dementia. Victorian health guidance suggests walls that contrast with floors and furniture, so rooms are easier to read. Colour becomes part of how residents find their way.
The hard part isn’t the painting. It’s the disruption. Noise, blocked corridors and unfamiliar faces can unsettle residents. We work in small, planned zones and keep exits and handrails clear, fitting around meal times, rest periods and visiting hours.
Your facility manager always knows which area is next and what we need from staff. Before any brush goes on a wall, we agree the order of rooms and how access will work.
WHAT FACILITY MANAGERS TELL US
Why Painting an Aged Care Home Feels Risky
Most facilities put off a repaint for the same few reasons.
"The smell reaches residents."
Some of our residents struggle with strong paint smells, and families notice it the minute they walk in.
"Routines get thrown out."
When the lounge or dining room is suddenly off-limits, residents get unsettled and staff end up scrambling.
"Corridors turn into trip hazards."
Ladders, tins and drop sheets in a hallway are a real risk for someone using a walking frame.
"Contractors who ignore site rules."
We need painters who follow our sign-in, door and access rules without being chased.
"Nobody knows what's next."
We shouldn't find out which wing is being painted when the painters turn up.
HOW WE PAINT AROUND CARE
A Repaint Your Residents Barely Notice
We treat your facility like the home it is. Every area gets planned with your team before work starts, so residents keep their routines and staff keep caring. You get fresh, cleanable walls without the disruption that’s kept the job on hold.
- Fresh air before residents return. We plan ventilation and timing so each painted area has aired out before anyone moves back in.
- Routines stay in place. Lounges, dining rooms and bedrooms are done in small stages, booked around meals, rest periods and visiting hours.
- Clear, safe walkways. Gear stays inside the marked work zone and is packed away at the end of each stage.
- Your rules, followed. We sign in, respect secure doors and access codes, and work to your site induction from day one.
- No surprises on the schedule. Your facility manager gets a clear room-by-room plan, so staff know what's happening before we arrive.

WHAT'S INCLUDED
Aged Care Painting, Room by Room
Aged care work sits within our Commercial Painting service, but it needs far more planning than an office or shop. People live, eat and sleep in every space we touch. Here’s how we break the job down.
What We Paint
- Resident rooms. Rooms can be repainted between residents or while a resident spends the day elsewhere. It's close to the room turnover in Hotel & Accommodation Painting, except a person's belongings and routine come first.
- Corridors and handrails. High-traffic walls take knocks from trolleys and wheelchairs. We patch dents and scuffs before painting, so the finish holds up.
- Lounges and dining rooms. Shared spaces are staged in sections, so residents always have somewhere familiar to sit.
- Bathrooms and wet areas. We use finishes suited to damp rooms that staff can wipe down during daily cleaning.
- Doors, frames and trims. Colour contrast on doors and architraves can help residents find toilets and bedrooms more easily.
- Exteriors. Eaves, fascias, fences and garden areas get the same careful prep as the inside.
How it works
1
Site walk and induction
We meet your facility manager, learn your sign-in and door rules, and note any secure areas.
2
Colour and finish plan
We help choose colours that give clear contrast between walls, floors and doors, with durable, washable finishes.
3
Stage plan
You get a room-by-room schedule booked around meals, rest periods and visiting hours. Common areas can be done after hours or on weekends.
4
Prep and protect
Furniture is covered, floors are protected and walls are patched before any paint goes on.
5
Paint and air out
Each area is painted, ventilated and cleaned up at the end of every stage.
6
Walk-through and hand back
We check each area with your staff before residents return, and fix anything that needs it on the spot.
Local considerations. Melbourne’s cool, damp winters slow drying indoors, so we allow extra airing time before rooms go back into use. Outside, summer heat and strong UV wear paint fastest on north and west walls. If your facility has a colour scheme or dementia-friendly design brief, we’ll paint to it.

WHY FACILITIES CHOOSE ABM
Why ABM Suits Aged Care Work
A care setting needs a painter who plans like a care team and answers for every wall.
👤
27 years in Melbourne's east
We’re based in Croydon and have painted across the eastern suburbs for 27 years. Facilities from Mooroolbark to Ringwood get a local crew that isn’t driving across town.
🛡
The owner is on every job
Babak Maghsoudi runs the work on site from prep to final coat. Your facility manager deals with the person responsible, not a salesperson who hands over and leaves.
📍
Trade-qualified and fully insured
Babak holds a Certificate III in Painting and Decorating, and we carry $10 million public liability cover. Cover can be increased for larger facility projects if your provider requires it.
🔨
Painting and maintenance in one call
Dented plaster, sticking doors and worn trims often sit beside a repaint. We handle those smaller fix-ups too, so you’re not booking a second contractor into a secure site.
✓
Experience working around live sites
We’ve scheduled painting around operating childcare centres, schools and hospitals, including after hours, long weekends and Christmas shutdowns. That same planning carries over to a home where care never stops.
HOW WE WORK ON SITE
Painters Who Respect the People Who Live There
Residents notice who’s in their hallway. We introduce ourselves, wear ID if your site asks for it, and never rush past someone who wants to say hello. A friendly, familiar face goes a long way in a care home.
We work alongside your staff, not in their way. If a resident needs their room back early, or care is needed in our work zone, we pack down and step out. The painting can wait. Their care can’t.
Our worksites stay tidy from start to finish. Furniture is covered, floors are protected and each stage ends with a full clean-up. Nothing gets left in a corridor overnight.
Pricing is honest and in writing. If we find something unexpected, like damaged plaster behind old paint, we talk to your facility manager before doing extra work. You won’t find surprise costs on the final invoice.

AGED CARE PAINTING FAQS
Questions About Painting an Occupied Facility
Can you paint while residents are still living in the facility?
Yes, we paint occupied facilities in small, planned stages. Only one area is closed at a time, so residents keep their rooms, meals and routines. Your facility manager signs off the order of works before we start.
How do you manage paint smells around residents?
We manage smells through timing and ventilation. Each area is aired out before residents move back in, and we can plan bedrooms around times residents are elsewhere. Common areas can also be painted after hours.
What colours work best for residents living with dementia?
Colours with clear contrast between walls, floors, doors and handrails usually work best. Victorian health guidance recommends this contrast to help residents recognise rooms and find their way. We help you plan colours with your care team, and families where you’d like their input.
Will you follow our infection control and site rules?
Yes, we work to your induction, sign-in and infection control rules from the first day. Where your facility has an infection control team, we agree the painting program with them before work starts. Any restricted areas are planned around from the beginning.
Can you paint after hours or on weekends?
Yes, we can schedule work after hours, on weekends and during holiday periods. We’ve done this around operating childcare centres, schools and hospitals. It’s often the best option for dining rooms, lounges and other shared spaces.
